In The Beasley Group’s Second Quarter 2026 Market Report, Alys Beach averaged $9,320,172 across 16 single-family sales, while Gulf Place averaged $1,607,146 across 38.
Florida’s scenic highway program describes Scenic Highway 30A as a 24-mile corridor in Walton County, designated a Florida Scenic Highway in 2008 and given national designation in 2021. Along it, a buyer passes old cottages, planned towns, coastal dune lakes, state parks and Gulf-front homes. Price follows those differences, and this is how The Beasley Group reads them.

Six 30A areas averaged more than $3 million for a single-family home in the second quarter of 2026: Alys Beach, Rosemary Beach, WaterSound, Seacrest, WaterColor and Seaside. Five of them are planned communities, or in WaterSound’s case a group of them. Seacrest is not one planned community, and its position between WaterSound, Alys Beach and Rosemary Beach is a large part of its identity. Read the sale count with every average: Rosemary Beach’s figure rests on two sales and Seaside’s on four, so one home moves either average by a wide margin. The seven factors behind a 30A luxury price
1. Micro-location
Where a home sits is the first thing we price: Gulf-front, Gulf views, coastal dune lake frontage, premium positioning within a community, or very close or protected beach access. Gulf-front generally represents the highest-value waterfront category on 30A, but there is no reliable market-wide premium over Gulf-view, so we value homes from very localized comparable sales. 2. Community
Homes in Alys Beach, Rosemary Beach, WaterColor, WaterSound Beach and other sought-after communities can command luxury pricing without direct Gulf frontage. The buyer is paying for the plan, the architecture and the amenities as well as the house.

3. Scarcity
Irreplaceable lots, waterfront positioning, unusually large parcels, protected views and very limited comparable inventory all push price up. On 30A, supply is limited by preservation and by design. Grayton Beach State Park covers nearly 2,000 acres and borders Grayton Beach on every side but the Gulf, and the county’s neighborhood plan bars dividing Grayton’s recorded lots further. Topsail Hill Preserve State Park covers 1,640 acres and Deer Lake State Park nearly 2,000 more. Walton County has 15 named coastal dune lakes. WaterColor’s association reports about 1,021 completed homes out of 1,063 at build-out.
The second quarter numbers show how small these markets are. The Beasley Group’s Second Quarter 2026 Market Report counted 12 single-family homes for sale in Rosemary Beach and 5 in Seaside. Grayton Beach recorded only two single-family sales, both off-market, against 27 homes for sale. 4. Architecture and construction
Custom design, notable architecture, superior materials, quality construction, thoughtful floorplans and elevated finishes separate a luxury home from a large one. Galina Tachieva of DPZ, the town planners of Alys Beach, describes its homes in the Alys Gazette as fortified masonry dwellings of the courtyard type. Grayton Beach, founded in 1890, shows the other end of the range: it has no mandated architectural controls, its character comes from one- and two-story homes and cottages, and new construction is limited to 40 feet above the parcel’s mean elevation. 5. Privacy, lot size and density
This factor describes features of the property only: larger homesites, lower-density settings, gated communities, private outdoor spaces and homes that feel distinct from typical vacation inventory. In Alys Beach, courtyards and walls create privacy. WaterSound Camp Creek is a gated community of up to 263 lots beside the Camp Creek Golf Club, with estate-size homesites.
6. Amenities and the ownership experience
Private pools, outdoor living, beach clubs, garages, elevators and strong community amenities change how a property is used, and buyers pay for that. Beach clubs differ most in how you get in. WaterColor Beach Club access comes with ownership through the community association, not a separate membership. The WaterSound Beach Club, with more than a mile of Gulf frontage, belongs to WaterSound Club, which requires its own application and approval, and owning in a St. Joe community does not by itself grant club access. WaterSound Camp Creek is the exception, where membership is mandatory with ownership. The Gulf-front Beach Club in Alys Beach is open only to Alys Beach homeowners. 7. Investment strength, where it applies

Supply is held down by state parks, dune lakes and planned communities close to build-out. Demand keeps arriving from people who discover 30A as visitors, return, settle on a favorite community and then decide to own. Several value factors stack on the same property, and supply is tight. Gulf and dune lake frontage is finite, state parks such as Grayton Beach State Park and Topsail Hill Preserve keep large areas unbuilt, and planned communities such as WaterColor are close to build-out. Architecture, beach clubs and community amenities add value on top of location, and demand keeps arriving from visitors who return until they decide to own.

It launched in 2004 with DPZ as town planners and a Bermuda and Antigua architectural style of masonry courtyard homes. Its Gulf-front Beach Club is open only to Alys Beach homeowners, and Caliza Pool and the ZUMA Wellness Center serve owners and guests.
What is WaterSound, and why do its homes cost more?
WaterSound is a St. Joe Company brand covering several distinct communities: WaterSound Beach and WaterSound West Beach, both gated communities on 30A, and WaterSound Camp Creek and WaterSound Origins inland.
